I would leave the dining table directly in front next to the kitchen work surface and possibly move the terrace door a bit to the left. It will then depend on which fireplace design is best suited and how far we can extend into the room. As I said, we still need to discuss this with the kitchen planner to see how we can manage.

The knee wall on the upper floor should not be a problem; it is over 2 meters at the entrance to the shower.
The fireplace in the bedroom is, however, as mentioned, inconvenient and we will need to place it differently.

Another alternative with a corner bench, which of course looks great in combination with the corner window.
Disadvantage: There is some space between the dining area and the kitchen, and you have to run back and forth.

Yay,

we have spent a lot of time in the past months on samples, offers, financing, etc.
And in this context, we recently finally got an appointment regarding Bayernlabo at the district office, for which the plan naturally also plays a crucial role.

The conclusion was that at least the interest subsidy program would be an option for us. The square meters just barely work out, although they "actually only fund children’s rooms up to 15 sqm" (meaning there is apparently some discretion).
That’s why the topic of a third children’s room also came up, which could be taken into account if one at least "in principle would consider having more children."

Against this background, we brought up the point in last week’s conversation with the construction company and wanted to have such an alternative planned in the upper floor to see if it even makes sense.
At first glance, I really liked the idea, but after a closer look, we are no longer so sure whether we would regret this solution.

Therefore, here again are the current floor plans with questions/explanations. We would be happy about optimization ideas from your side, as we would like to submit the application in the next few weeks to be able to start in spring.

Basement:
I am quite happy with it so far, maybe we will still plan a small window next to the outside door in "Basement I," even if it is shaded by the terrace.
Do you think 14.99 sqm is enough for the utility room (gas + buffer + ventilation)? Washing machine/dryer don’t have to go in there, no idea why the draftsman was so creative there.

Ground floor:
We are quite satisfied with the "L" for kitchen/living with the corner window. We discarded the idea of a separate office — in a pinch, one can also install a small desk niche like the example shown.
The kitchen proportions still need to be adjusted — the long side should of course not go right up to the terrace door, as the piece on the drawing appears too long.
I still wanted to have this corrected, even if it doesn’t matter for the approval.

Upper floor:
Here I would have attached the current and last draft for comparison.
I think both have their appeal — now putting aside any subsidies or a possible desire for children:
In the old draft (OG4a), I like the clear structure and the, in my opinion, very successful (fair) division.
The new one (OG5) creates more flexibility at first glance, whether for another child, for a guest room, as an office, or to later bring a washing machine/dryer upstairs if needed.

However, the latter is no use to me if the other two children’s rooms no longer really work. The knee wall of about 2 m, for example, does not allow you to place cabinets arbitrarily. Regarding the beds, the small light strips in the south could possibly be shifted a bit…

What do you, as outsiders, think about the two variants?

I would also plan a 3rd room instead of the utility room. If I’m already building an expensive basement, then it should free up space for me in the upper floors from technology and stuff.

However, the thing is not thought through. If a 3rd child really came, do you want to fight over one bathroom every morning with five people? That’s already a disaster with 4 people. A shower on the ground floor would help (but you probably can’t separate it from the entrance via the garage, so you’d rather wait at the bathroom). But with 5 it becomes hair-raising.

It’s all so chaotic. A 3rd children’s room, but only 1 bathroom for everyone, the office was cut, which would have been a good fallback room, instead now the children’s rooms upstairs are smaller and there’s still no 2nd shower. I can’t keep up.

We see the bathroom issue as unproblematic since we will create an additional wet cell or shower in the basement, which is why one was removed from the ground floor (keyword: "dirty airlock with shower option"). My primary concern was really about the sensibility of a smaller 10 sqm room, which could be used, for example, as an office or, if necessary, as an additional children's room (in a few years) for a little one in the first years of life. In the long run, the solution is never practical, so adjustments would have to be made in 10 - 15 years anyway—provided that our then (almost) adult eldest son does not move out again. The concerns really lie in the restriction of the existing children's rooms too much due to the measure....
