Yes, I just took a look at the upper floor .. with the laundry chute there is some leeway.

Fireplace from the kitchen .. then it would have to be placed towards the top of the plan, then one would have a chance to glance from my intended bench. However, I consider this fireplace position somewhat unfavorable, as it is too close to the table and the passage from living/dining towards the kitchen would then be uncomfortable.
I would also leave the staircase open in the hallway area, so only a railing, then you can quickly call down towards the home office. The stairwell wall would then be only in the living/dining area.

Were at the house today that serves as our model. Very practical stuff. We were able to measure our rooms with tape and a folding rule. Our house is just as deep, but 2.30 meters narrower.

There we could see that the passage from the dining room to the living room becomes quite small. And because of the chimney flue, there would be many protrusions and edges both on the ground floor and the upper floor. Especially because our house is smaller than the model, we decided to move the chimney to the corner of the living room (bottom left on the plan). This way we keep more straight lines and surfaces.

An open staircase in the hallway area is a good idea.

Then you should carefully consider the furnishing of the living room.

What kind of fireplace should it be? I was thinking of a Swedish stove? Why shouldn't the space fit?

The bottom left corner in the living area seems quite unfavorable. Then the dining area won't have anything from it and the sofas are actually standing way too close.

Yeah, a small Scandinavian stove is enough... I just looked at the plan. You're right, it will be tight with the sofas. Damn... It's not just the stove but also the chimney and that small wall on the plan, if it's there by the kitchen... We were a bit shocked today that the living room is quite short (horizontal on the plan). That's why the passage should be as large as possible... So that it appears bigger visually...

Hi jfwes, Since our plot also has exactly 402sqm but is elongated, my question would be how much garden you still have left. Also, I wanted to know, 2 years later, if the house is already finished and where you ended up financially? => excluding the plot and outdoor facilities, so only the house with garage turnkey? Thanks in advance
