Hello thread starter, in your particular case I would choose a different introduction.
I am currently leaning towards "Look how I want to throw away 700k."

This floor plan just does not work at all. The fault is not the house with the building window but unfortunately you.
I strongly recommend that you be honest at the architect appointment, namely: a) I have no good idea myself so far and b) I urgently need your help because I have underestimated the floor plan issue.

Or you go your own way and build your dream property that no one will understand. If you expect help here you must also come across more self-reflective (and mature).

My background: client of a semi-detached house 7mx13m and until now a silent reader but now I simply had to create an account.

Could you please elaborate on that? I assume 2 children's rooms on the upper floor, but is this 8.20 sqm "something room" really necessary? It would also be nice to have exact wishes for the other floors - whether they can be fulfilled remains to be seen.

And what is also urgently needed are the plans and exact regulations regarding the parking spaces and outdoor facilities.

Just because an adult tinkers for a few hours and thinks he has to match a professional who has studied "such things" for several years and gained several years of experience to reasonably know the product he designs for clients, his tinkering is most likely the result of an amateur who just tried their hand at it. Give a toddler modeling clay, and they will sculpt a person, a dog, or "something else." ;) Give me a jigsaw, and I can cut you something that will most likely be fit for the trash. Posting this plan already shows a distorted perception, which is also reflected in your prophetic opinion of our upcoming criticism: we are evil and want to do you harm. Unfortunately, that is how you think...... nevertheless, we hope you accept our advice, -> it is up to you to accept it or tear it apart literally! … that is why I implemented your design in 3D so that _you_ can see for yourself that it does not work that way. *with missing cloakroom, a wardrobe is meant that can hold hangers, not hooks. * kitchen is not usable as is, too narrow * in the living area you cannot reach the sofa if someone is sitting at the dining table. Actually, nothing is easily accessible: if you want to use the centrally placed chair in the living area, you have to go around the interior of the house and move furniture first. There are dozens and hundreds of townhouse floor plans with widths of 6 meters or less, shorter than 11 meters, and they work quite well, even if of course not with the generosity of a detached house. With the "standard position" of the staircase fitting the house form. This house does not work! - If you want a two-row kitchen, a width of 2.40 meters must be planned. It is smart to keep an L-shape in mind when planning. - Is a landing staircase mandatory? Then it takes up at least 2 meters by 3 meters, i.e., 6 sqm, while a slimmer staircase only uses 3 sqm. With three staircases in the house, that is already 9 sqm difference! A waste. If it is worth it to you, then place it properly so that you can still access all rooms through the hallway layout (see bathroom attic). Also, exterior walls should be reserved for windows of rooms. Windows: The amount of light decreases behind the window inside the room the deeper the room goes. The longer a room is, the darker it is. This concerns almost all rooms in your room shapes. At max. 3 meters width, I personally would not go longer than 5 meters. And even then you have to expect that in the door area you can only manage with the light on. Your back of the head should therefore also have a 2/4 turned staircase, which is longer than it is wide. What does that mean? Why is an office set up in the living room when you already have 2 offices, almost more than 20 sqm designed for office use? Instead, the living room is disrupted unusably and crammed with unnecessary furniture. A pseudo hallway is created just to even get into the kitchen. A hanging chair also needs its space... or is that the hanging chair with bookshelves placed centrally? Then best plan a window spot for your wife or the chair. Exactly. We are puzzling here quite peacefully.

I’ve skipped the basement for now. It has to fit in anyway.
A small warning: In the guest bathroom, the floor would have to be raised – unfortunately by 2 steps, which makes the ceiling height a bit tight. Access from the hallway would of course also be possible, but that would lose important space for the wardrobe. I would also be reluctant to use the kitchen as a partition wall, as that would ruin the walking routes. But it will probably come down to that.
If you do without the stair landings, the problem would of course be solved immediately.

By the way, in this case I wouldn’t place the kitchen by the terrace.

More than endorsing the explanation of in post #21 with my like, I will not contribute anything further to this. When I see someone biting the helping hands, I look for the exit.
