Due to the new orientation, the lowest point of the property/house is then about 40 cm higher.



In my opinion, the neighbor already has a tall hedge as a privacy screen.



You will then have a fairly well-protected garden in the north.

How have the neighbors shaped the terrain?

Take photos of the property boundaries in the west and east. So that the design of the neighbor's property boundaries can be seen.


The building area does not allow much room in the south.

Slope from SE to NW of 5%.

When I compare the status of with the initial post here, I see such great similarities that I find it difficult to recognize any purpose in all the suggestions made in the meantime :-(

Hello.

Inspired by another design, I created a different drawing of the ground floor with Corel Draw, featuring various positions of the staircase.

The goal of the design was to achieve a better separation of "public and private" areas and to have a space accessible from the garage where shoes and clothes can also be left.

In the 7m² utility room, for the sake of accessibility, a washing machine and dryer might also be placed, and the electrical panel should go there.

The district heating transfer station will be placed in the basement.

I would simply clone or similarly build the upper floor.

So either two small families or one large family distributed over 2 floors.

In favor of the general development and out of consideration for the neighbors, I will shift the house similarly to the others towards the north and place the garden in the south, so it fits better into the general development.

What else could be optimized there?

Well-intentioned advice seems to be gladly ignored by you. You have still violated the building boundaries. First clarify where the house can be placed.
