You have to decide between a two-family house or a single-family house.

This should actually be the most glaring insight for all readers here: that the most severely bleeding gunshot wounds that can be inflicted on a house design consist of overloading it with universality options. By the way, the market also accepts semi-detached houses for rent much more eagerly than apartments in two-family houses.

Provided there is a demand for apartments with you and there are potential tenants from a planning perspective.

Then I would try to incorporate the wishes of the first occupants.

My sister has the house next door built in a similar style but with a basement: 2 floors each with only one master bedroom and one child's room, and she now had very high demand during the new rental period solely through word of mouth in a village with 1500 inhabitants. I myself could also imagine living there on the lower floor once my children have left home. But you are also right, if I am not quite sure whether I will even use it myself, it is difficult to gauge what my children will like later. Regards Ralf

What things are missing from the apartments for it to qualify as a two-family house?

Since I can't really expand more in width, I would have to make the house larger to the south in order to have another children's room, but then the rooms are long and narrow.

Or would I have to rotate the house / the interior layout by 90 degrees?

Or does a two-family house need a basement, since many people already live in it?

Sorry, but I already hinted at that in the other comments. Zoning of private and public areas, no bathroom that is visible to visitors. The kitchen is exactly how it is, really bad!!!

It is difficult to assess what my children will like in the future.

Just let the children go, wean yourself off, and give them a chance to build their own independent life through studies or apprenticeship. You can survive without eternal gratitude from children for a house in the village.

I have looked at some floor plans on the internet; mostly it is already the case that the "public area" is on one side of the house and the private area on the other side. These floor plans always have the front door and the staircase in the middle of the house.

But if I put the front door in the middle in front of the house, then the visitor who rings the bell is already standing on my terrace, which of course is also supposed to be on the south side.

I would also like to be able to come directly into the house from the garage, even if it is through a utility/storage room.

Our kitchen has so far been on the north side, and my wife could not just look out at the children, so now the kitchen is on the south side.

The reason the garage is next to the house is that I do not want to put it at the front on the south side, and also the access to the house through the garage. I accept the long supply routes so that I have the garden on the south side.

The living room is also on the southwest side, where sun and daylight can be expected during leisure time.

You are also welcome to make suggestions on how this could be arranged; somehow I can’t make progress if the entrance is also supposed to be possible through the garage and I want to have the garden on the south side

I definitely need a staircase, whether there is a basement underneath or an upper floor.

Just to remind you: You don’t even know yet for whom or what you want to build, so why say “I would like…”
