In combination with a double garage, there would have to be a semi-detached house facing south and one facing north, or how do you mean that?
I’m not meaning anything there at all, I just don’t even understand it yet. But if I were to mean something, garages wouldn’t matter to me at all, "who cares about architecture anyway," to quote the monotones. Development plans require parking spaces, and cars are naked sleepers.
But a semi-detached house doesn’t have everything on one level, at least the semi-detached houses I know are two single-family houses joined together, this option to have everything on one level is a "must have" otherwise I can’t consider it for old age.
Semi-detached houses would have been easier to market than apartments in a two-family house. You’ve already been "asked" to make a decision, because simultaneous rental now and owner occupation later doesn’t work. If suitability for the latter is a must-have, then you should specifically plan the ground floor for yourself, and I would brutally clone the other floor in this case, unless the first occupant brings other wishes.
