Hello,
I think your budget will be tight if you build with a basement. Not impossible, but tight.
I find dimensioned digital plans much better by far; I don’t have to count the squares on the screen. I believe you will get more feedback with digital plans.
What I noticed after a lot of counting:
- Please upload a floor plan of the basement
Attached, including the revised plans for the ground floor and upper floor
- You have one shower too few for 4 people, once the kids are older and take longer in the bathroom
The second shower is in the guest bathroom in the basement
- Frugality and “open and transparent architecture” are commendable, but there should still be enough windows on the upper floor. Please draw them in.
- The same applies to the ground floor; according to the plan, the WC, hallway, and music room have no windows. I doubt that is correct.
I have not yet considered the exact arrangement of windows. In the attached plans, I have them as
- The hallway is separated from the living area with glass elements, if I interpret that correctly? That is neither simple nor cheap.
That is understood correctly. If it becomes prohibitively expensive, we will leave it out.
- The children’s rooms are tube-shaped, making them less usable than the 15 sq.m. (if I counted correctly: 2.5m × 5m + 1m × 2.5m?) would suggest. A well-meant play corridor doesn’t help either.
- In return, you took a big gulp from the bottle with the bedroom at > 21 sq.m. The children spend significantly more time in their rooms than the adults do in the bedroom; consider whether this has been/will be taken into account in your proportions and planning.
I have made the dimensions of the rooms in the upper floor more balanced. All three rooms are now practically the same size
Overall, I like the ideas for the ground floor, but I find the upper floor inappropriate and not well thought out in terms of rooms and relationships between rooms.
