The elevation of point 2.5 is not clear. What is considered the retaining wall? Which railing height is meant? The existing one or the final one?

I would first plan the outdoor facilities here to determine the reference point for the ground floor rough floor height.

Daylight in the basement will then be difficult. Unless the light wells are integrated into the enclosing wall.

In my opinion, a basement is not an option here anyway due to the lack of budget.

Is there already an offer from the prefab house supplier? Does it include the basement or the slab?

We had thought about light wells. We still have a bit of buffer in the budget (at least if interest rates don’t skyrocket further) for the basement. Not yet. The first ones should arrive in the next few days. If necessary, we then have a good reason to reduce the size of the house.

I fear that the costs for the house my wife and I are currently planning according to our wishes will also exceed the basic budget + buffer. However, I absolutely cannot estimate by how much. Therefore, I am now waiting for offers from the construction companies to then know how much we need to slim down – and maybe also to get suggestions from them about what the biggest cost drivers are in order to be able to target them effectively.
