to be taken into account.

"P.S." regarding the post

The outbuildings must therefore be mandatorily included in phases 1 and 2 of the scope of services. Garage, shed & co. will enjoy existing rights, provided they are not significantly more than just renovated/refurbished; however, details need to be clarified. If positive, they should also take on tasks, thus making themselves seriously useful. This means that the specification for the main building is basically relieved of storage rooms except for a pantry and a broom cupboard.
If I recall correctly, we already discussed the topic of motorhome parking with . "Sometime" is the second worst time for planning, right after those in the past.

I am honestly referring to the fact that the questionnaire uses "occasionally," meaning more "event-related" (does not have to, can, would be nice). If you have close friends or relatives who live far away and need to stay overnight there regularly once a year, then something else would probably be stated, at least that is how I interpret such a word. No, wilder Süden had a small transport trailer that he wanted to keep parked on the driveway.

Funny - and I interpreted "gelegentlich" as "now and then" and did not associate it with spatial proximity. Reading can be that different.

Exactly, I also do not relate the word "gelegentlich" to spatial proximity, but to a "not important, but possible," see

The question is: overnight guests per year
If there were a must from the OP behind that, I would also write it accordingly as the OP. In principle, either the topic is missed or the question is wrongly asked, although it must be said that this point is always described quite well by others.

Against this stands the meticulous enumeration by the OP of many other things, so I actually see the topic as secondary for the OP. I see the guest room here only as a means to an end, to later have a bedroom. But of course, I can be wrong.

so, here is now a little update from us.
First of all, thank you again for the exciting discussion and the diverse feedback.

We have read everything, taken some things to heart, and ignored many others.
Please let no one feel unheard.

The most important thing for us was to significantly simplify the floor plan in order to come closer to a realistic price for us.
We continue to work directly with the floor plan and not with a vague description of our circumstances because we already have a very clear idea of how large parts of the floor plan should be designed.

In the meantime, various providers have looked at the floor plan again and at least have not declared it completely unreasonable.

Attached is the new version; if anyone has the leisure to take a closer look at the whole thing, we would of course be very happy to receive feedback again. New exterior dimensions now approx. 10x11, this fits with the building envelope and the outbuildings without any problems.

PS: we live in the countryside, friends and family are between 80 - 800 km away. Overnight guests are indeed a very important issue for us, but in our opinion can also be well combined with the home office requirements and the 2 possible children's rooms (1 is definitely necessary).

I know some houses in England that have a similar ratio of area to number of rooms and the people live exceptionally well in them. I like the confidence to pull away from the "that's how it's done nowadays" and to put your own thoughts more in the foreground. Your goal to be able to host guests overnight freely and often without making the house significantly more expensive and larger or starting a renovation every time to find a sleeping place is achieved with the design. I like the exterior view in proportion, the visual facade division, and the sensible break in symmetry through the windows and the covered terrace/pergola.

I question whether the separate closet on the upper floor is useful, but if a dressing room is on the wish list, then so be it. As flexibility decreases a bit, it will get tight while dressing.

Some may criticize the size of the children's rooms. Those who think that way should take a step back and reflect on how privileged the infrastructure of children having their own room in a single-family house is objectively. The happiness of children does not lie in the square meters of floor space. And: if there is only one child, they could enjoy the luxury of claiming two rooms for themselves and occasionally making one available to guests.

The drawn-in pieces of furniture give me the impression of not always being to scale but somewhat smaller. Paying attention to compactness when buying furniture, so as not to "overwhelm" a room, will be a challenge, especially in the living area and children's rooms.

It might be worthwhile to set up the "technical" and the "housekeeping" areas as well as mark the storage locations for bulky items (washing machine, dryer, laundry basket and rack, vacuum cleaner, ironing board, cleaning supplies, broom, but also (beverage) stock).
