Oh dear, I find the 2nd plan even worse than the first. Why does it have to be a bungalow at all? You don't save any costs that way, because a bungalow also needs a roof. And regarding the argument "age-appropriate," that can be solved differently. There are such beautiful houses where downstairs there are 1-2 rooms for the parents and upstairs then 2 wonderfully large rooms for the children with their own bathroom. That way, the kids don't have to settle for such small rabbit hutches. Personally, I think a room must be at least 15m2 and without any corners that you can't use or those sloping walls. And this is even possible with a hip roof without a knee wall – so still bungalow style from the outside. And later you can rent it out if you want or maybe a child stays at home. And regarding the standard floor plans: they are not even that bad sometimes. And even if they are built, no two are exactly alike in the layout. Everyone changes something according to their needs, so that afterwards everyone is individual. Our current house is also a so-called catalog house, but I guarantee you that you won't find our house exactly like that a 2nd time.

No, the first "afford" really refers to the floor area ratio, because based on the first draft attempt and the desired conditions for the house (see #1) I assume that not enough thought was given to the new house beforehand, so I find it sensible to ask whether the floor area ratio can be met with a bungalow. Based on the OP’s answer, one can quite well conclude that he is aware of a development plan – but it is still not clear whether a bungalow is really allowed. It could be that this is a plot amidst 2-story semi-detached houses, where accordingly only similar construction is permitted.

: as Manu says: the bungalow designs are only suggestions – many bungalow providers offer free designs, others not so gladly (even just moving a wall). Go to one who also offers individuality, if not even commission an architect directly. Tell him your needs and ideas, but please keep your own hands off it.
Usually one or two walls being moved are enough. Or a room swap. You can post the floor plan from the expert here again to check if it works.
