I do not understand why one has to build analogously now, when you mentioned something about Par 34 further up. The roof orientation should not count. Especially because of the photovoltaic systems, I would see the ridge parallel to the street.


Because they do not want to provide architectural services in advance without a contract. Individual planning is expensive and often has to be paid for additionally even if you have concluded a work contract. In contrast, modifications of existing designs are feasible. Save your design in a sub-sub-folder that you can look at later in the built house.

Everything that is feasible and buildable will be revealed to you by an architect from the region. He can then also immediately create a nice and functional design.

Especially when all other road users are coming towards you, you should look for the ghost driver within yourself. I suspect two main reasons for your perception that the offers are not convincing: 1. they are closer to reality than your (budget-exceeding) expectations; 2. you have not been able to convince them that you are worthwhile customers (e.g. quite simply because you did not apparently request a reasonable number and selection of providers). I do this professionally. The providers I invite can (already in the approach and its preparation, as well as in the subsequent dialogue) clearly see that their efforts will not be fruitless shots in the dark. For example, I make it clear that 1. the number of those invited is appropriate, 2. they are not compared with competitors beyond their league, and 3. the builders are pre-advised, "aligned" to reality, and vetted for their solvency. I do not approach a Lamborghini dealer if the customer only has the money for a used Seat. Inquire again with exactly this design from the supposed misunderstanders and discuss b) whether they had suspected that you had hoped for this result and a) what they see as the reasons for the large gap to their proposals. Then make a selection according to how they react to this dialogue (i.e., take the most constructive responders into closer consideration, not primarily those with the most appealing next proposals).

What is that supposed to achieve? Do you want to drive the companies mad? They won’t talk the customer out of this mess as long as no contract exists. Just for the delta between budget and house size or additional stuff, it would probably require a several-day training. The OP is much better off here in the forum for self-study.

first of all, thank you for the quick responses.

We seem to have developed quite a tunnel vision when creating the floor plan.

General

    [*]I am happy to add some more measurements. What exactly is missing?


Roof shape and building envelope

    [*]we initially had a different roof shape, but understood that it has quite an impact on the price and therefore tried to simplify to a gable roof
    [*]we would like to keep the outbuildings. They limit the building envelope to 10x14m.
    [*]The carport next to the house is meant for a camper and will be "built someday." However, we would like to maintain the distance to the neighbor so that this will be possible. The barn is already standing 6 meters on the property line.
    [*]East-west orientation is actually not bad for solar either.

Accessibility

    [*]very good point about the bathroom. Thanks!
    [*]For the bedroom, we didn’t primarily think of double bed + wheelchair accessible, but rather either/or.
    [*]We have no urgent need for accessibility, but would like to plan ahead as far as it makes sense.


Again for understanding:

    [*]The offers we received were larger in footprint and had dormers / angled roofs but a lower knee wall. We thought if we assume a simpler basic shape, the construction will be cheaper.
    [*]If I interpret your feedback correctly, our numerous interior walls drive up the price?
    [*]Does anyone have a rough idea how large the house needs to be to include a closed kitchen and a guest room on the ground floor? One of our core problems was that the house always seemed too small on the ground floor and rather too large on the upper floor.

No, the numerous interior walls and corners only result in an unattractive floor plan. The floor area of 10 x 13 meters drives up the square meter numbers and thus the price.

It makes no sense at all to build expensive features/space that you might not even need. No, the price is driven by expensive features. That was mentioned as well. However, also your massive waste of space due to this simulation house arrangement. Your core problem is that you have no expert knowledge in planning and costing.
