Wow, 94 sqm quite nice. My old living-dining room was as big as this one. For us, it was too small

The rooms are flexible. The apartment has light, terrace. Whether 2, 3 or 4 move in must be decided by the tenant.

Version 1 doesn’t offer better options despite the large TV wall. Placing the sofa in front of the window is not an ideal solution for the rather dark apartment (old building with heritage protection, being fully renovated).
The entrance door was originally in the (children’s) room. A floor-to-ceiling patio door would also be possible here. On the side, the special usage right for the garden (a total of 250m2 with a garden shed) is only about 1.5m wide, so too narrow for a second terrace. Would you then put a patio door or a regular window there?

I would swap the sofa and the kitchen. The entrance would then be back by the sofa. That way, from the kitchen area, one can quickly get to the terrace and has water etc. all by the bathroom.

I don't think the walking distances differ much. From the kitchen to the terrace it's just a window. Unfortunately, a door is not possible there. This way, at most a 50-inch TV fits, but you can look out at the garden from the sofa (and have the hillside view) ...
