How wide is the bathroom in the upper room? It seems very/too narrow to me.

1.90m at the spot where the toilet / sink / bathtub would be. Yes, it is tight ... but installing a kitchen in the room is also problematic because of the wall projections (due to the statics of the existing building)!

So, now that it has become concrete, I would like to ask the forum for advice again on 2 topics regarding the above-mentioned condominium.
As a reminder, the condo is to be rented out ...

1. Door living room/kitchen (blue arrow)


It would be possible to place the door to the living room not at the drawn position but at the one marked with the blue arrow (in the original plans there was a solid wall, which will not be retained).
(+) cozier living area, better to furnish
(-) kitchen L will be very narrow (max. 1.70 m) and the kitchen might then have to be moved to the other side in front of the window (U-shape).

2. Window or patio door (green arrow in both drawings)


At this position, the access to the apartment was originally planned. This now takes place through the stairwell. I have the choice of installing a patio door or a normal window there. The builder recommends the window.
For the patio door speak
(+) additional access to the garden
(+) more brightness in the room
(-) risk that the door is used as a "second" entrance and much dirt or moisture could "destroy" the parquet. Increased repair needs with new rental.

Judging by the plan, that's probably an 11.5 cm interior wall, so not structurally relevant/load-bearing. I don't see any problem in moving the door. Even if it were a load-bearing wall, you can still put a door in. Should be possible.

It works - this has been discussed with the architect. The question is whether it makes sense
