Thank you again for the abundant responses. We will reconsider everything more thoroughly. We have already created a detailed Must/Should/Can-have list. Maybe it is wiser to proceed with the planner without any floor plan ideas at first and see what comes of it. In any case, I now have a lot of input on what definitely should not be included.



I also know the house in real life, the construction company comes from the region. The background is just retouched. Actually, it is located on a busy former federal road, has an ugly roof structure on top, and the property is as far from a park as I am from a good planner. Still, the house always has that wow effect (for us). We have a few such houses here. However, I would rather not post pictures of them. Exactly for this reason, we want to build like this (in this style). So it seems it is feasible. I'm just probably not the right person to plan it ;-)

Why is the front door recessed so far inward? Is it so the delivery person can see if someone is having a meeting in the bathroom, so they wait longer? ;) Is the dressing room to the right of the door, or do you have to walk 6-7 meters in your shoes to the hallway left of the stairs? I think I’m standing on the chopping block...

The photo later in the thread already shows a really nice city villa. I would like to have that too. Unfortunately, I’m afraid the floor plan has little to do with it. For example, it lacks the really large living room with four floor-to-ceiling windows directly to the terrace. You can open all four of these doors/windows and walk through all of them to the large table on the terrace. In the current floor plan, there are two windows. One has a sofa in the way, the other room has an office chair. The office is simply in the way. How about scrapping the bathroom on the ground floor and moving the office to the front, thus massively enlarging the living room?

Personally, I would reconsider all the connecting rooms (storage, airlock, hallway, foyer).

That's how it is. That's why our house is more WOW inside than outside. I recommend the same to the OP. Good architecture creates both.

Take a look at the house Waldhausen by Fischer-Bau. It is very similar in character and has a decent floor plan.
