The kitchen is messed up. You have to walk the entire length of the house to serve. The island is in the way. Bottleneck. The path goes through the pantry... that has already been criticized.


You mean the neighboring buildings?
That doesn’t matter. Maybe they had to pay a decent sum to the municipality?! Who knows?!

Otherwise, the development plan applies to you with GRZ 0.3, GFZ 0.6, and Kniestock 50 cm. However, it should be possible for you to build 2 full floors and add an attic with 0 cm Kniestock on top.

I have roughly illustrated the house positioning on the property ( ^N = top of the plan), I don’t know if the previous posters were aware of this.

I have rather mixed feelings here. The attempt to avoid a north orientation of the house, but still stay within the approval-eligible framework of building boundary and line, is ultimately unsatisfactory. How do the building boundaries run, where is the building line? I’m afraid that’s where the alternatives in my mind fail :-( I would have started with the garage entirely in the southern tip and then moved along the eastern boundary with the house, leaving a triangular west garden area remaining. As I said, that probably won’t be permissible, please clarify for us.

If you place the terrace as shown here in the farthest east, you are permanently sitting right next to the neighbor's fence. Who wants that? The property also offers a large chunk directly to the south. Even if a tall privacy hedge becomes necessary, I would place the terrace in this case towards the south, despite the road.

I haven't tried yet whether it still works with entrance etc., but maybe just rotate the house 90 degrees (leave the garage as is)?
