Floor plan design of a two-family house

thank you for your feedback. The balcony and the terrace will be relocated to the southwest side around the corner to the northwest side. This way there is significantly more space. The balcony also serves as a roof for the terrace. Since the terrain slopes slightly to the east side and the basement looks out on the east side, I am planning a basement door where bicycles etc. can be taken directly into the basement without using the stairwell. An additional storage room is a problem. Do you maybe have an idea where this could still be accommodated? I quite like the floor plan as it is now.

You do have a basement, there must be storage options there. Since you think you don’t need a questionnaire, there will just be opinions. In my opinion, the installer will be happy about the order. Kitchen, WC, and bathroom are somehow as far apart from each other as possible.

For the reasons mentioned and also because I simply don’t like it: no.

By optimizing the planning, one can either create more living space or build the house smaller. For example, the stairwell and hallway are almost 20 m2. A staircase with 16 steps at about 18/27 is more than sufficient. Was there already a question about the budget here? Oh right, that's in the questionnaire.

What then stands against building it exactly as you like? You have heard a few opinions, with little input there is of course little output, like the forest and shouting into it. If I didn’t like any floor plan and couldn’t make use of the critics’ answers, why wouldn’t I just build and ask here again and again? That makes no sense, because most questioners are dissatisfied with something and hope for something new here; but you are already satisfied. Let’s go.

@ Arauki...I meant that I like the room layout so far. What I don't like yet is that the house is a bit too wide and the hallway is too large for me. I hope to get some suggestions for optimization here. Also, the window front, especially on the south side, does not yet meet my expectations.

thank you for your comment. I will discuss with my draftsman whether the staircase can be optimized further. The budget is 850K (I already own the plot).
