Floor plan design of a two-family house

The apartments are to be rented out. The potential tenants for a 110m2 and only 3-room apartment are quite limited given the prices in the Augsburg area (I estimate around 16€+ per m2 for new builds). These are DINKIs (Double Income No Kids). However, DINKIs also want something special and not such "boring" apartments, especially not without a separate toilet. The floor plans are very similar to the 2-family house of my in-laws, only there each apartment is just 78m2 and the whole building was constructed in 1968. Long story short – consider a 4-room apartment. Or if DINKI is the desired target group, floor plans with more of a "wow" effect.

Thank you for the feedback. I will upload the overall plan next week. Why boring? You are welcome to give me counterproposals on how to design it better. You just need a staircase in a two-family house...

Or for risk diversification, if permissible, 1x 4-room and 2x 2-room apartments or similar. Such "small" rental houses often have a large garden on the ground floor relative to their size. That is great for a family (4 or 5-room apartment with 2 children's rooms and a small study) and a different layout on the upper floor.

Because the clientele for such large apartments likes things like: - Walk-in closet - Wellness shower in the second bathroom - Freestanding bathtub - Partially covered terrace and not a 13m long hose-all-room with cheaply separated storage room (but very practical, because it appears in many rent indexes).

The house is not primarily intended for renting out. One apartment is occupied by me and the other by my parents.
Possibly the 2 apartment will be rented out in a few years, but that is uncertain.
