Floor plan design of a two-family house

Unfortunately, I can no longer find the floor plans of the multi-family house built in my neighborhood 3 years ago, each with a 3-room apartment per floor with 110m2 + terraces. I personally found the floor plans terribly impractical but appropriate for the target group.

The construction of a rental property is not only building the house but also dealing with the target group of tenants. And this varies greatly with the number of rooms, apartment size, the local rent index, the location, etc. 100-110m2 new construction means almost 2000€ cold rent, so the number of tenants is already small and one should have analyzed their needs well.

Ok. Sorry, I had overlooked that. The construction style "rectangular, practical, good" is of course optimized for cost. However, an entrance on the north side would help the apartments. Where should the parents live? Ground floor or upper floor? Elevator necessary versus gardening in old age? Alternative as a semi-detached house, where each can be adapted to the needs of the persons? Semi-detached houses do not have to be mirrored. A needs and future analysis would certainly be helpful. From your nickname, I infer an age of about 40. Is family planning already completed? Are 3 rooms enough?

Duplex is too expensive, about 1 million, and too big. The budget is 800K without land. We will try placing the staircase on the north side and see how it looks then.

Ok, especially then you definitely need to know more about the needs of the respective residents. The whole thing is then rather a multigenerational living situation, although there is no template for that either. Many years ago, I built a two-family house with my parents, and each party had their own, also individually nice apartment there. You have completely different needs just because of your age, plus personal preferences. This could become a nice thread with high quality for you if enough information comes in here. I already believe that it will be a completely different house (fortunately for you) than what has almost been thought out so far. It makes little sense to simply push things around in Tetris style. First and foremost, the requirements must be clarified as well as the reasonable possibilities from the development plan.

I don't think much of these designs either. That’s what I thought of: dusty old floor plans from when living was not yet life. I’m currently looking for an apartment for my elderly parents and have to say that luckily these days you can find really nice apartment layouts in multi-family houses. You enter a square hallway with enough space to move and a coat niche, then either a nice view into the sunlit open space or at least the living room, at the front a guest WC and a half room or utility room, at the back of the apartment the bedroom with bathroom. And all that on 80 sqm. Without basic information and key data, nothing will come of this. This forum is not meant for playing The Sims.

Exactly, and for that you need a site plan, the details from the building plan, or the reference to the name of the area, so that you can google the building plan.

Currently, it's already 220 sqm of living space plus 2x stairwell plus basement. 800,000 could already be tight.

Definitely, the apartment upstairs should also get a nice balcony.
