Thanks first of all for the tips on the floor plan. We will redesign the entire floor plan and include a guest WC. Do you consider 2 children's rooms essential when renting out? I am thinking about leaving this out and building the house smaller instead... about 10x12 meters instead of 11x13. Saves construction costs and I don't need it, as I live alone and have no children or family planned.

It's a pity that you probably only read them superficially if the dimension of the question "make or buy" has not reached you. You have already received answers here as well. Most construction costs are saved by omitting the tenant residential unit entirely. Otherwise, you should make thorough considerations about your desired tenant avatar, but that has already been said.

Good day,

here is the current draft of the two-family house adapted to the plot. So that it can be better imagined.
We have moved the entrance to the north side, which in my opinion fits better now. A guest WC has been added and the 2nd children's room has been removed so that the other rooms can be designed more spaciously.

I am not 100% satisfied with the hallway yet. Maybe you can tell me how it could be designed better.

Opinions, criticism, suggestions for improvement are welcome.

Yes, the two apartments are the same. One above the other in [Stadtvilla] style.

I'm sorry to say it so harshly, but you can't get anywhere like this. You want help, but even after multiple requests over time, you still haven't submitted a completed questionnaire.

And in the new floor plan, many of the errors addressed in the first floor plan are still negotiable. Nothing has changed about the long dark hallway, the large bedroom without usable space for a wardrobe, etc.
