240m2 + basement costs for 240m2 + basement. Whether these are 2 horizontally or vertically stacked apartments does not initially affect the price. A semi-detached house becomes more expensive if you want 2 completely separate technical systems, but that does not have to be the case here. I am also not thinking of a classic mirrored semi-detached house, but one with 2 individual "halves" that can definitely overlap.
For example, the apartment for the parents almost entirely on the ground floor and only, for example, one room for visitors or nursing services on the upper floor. The main apartment with "only" dining room and kitchen on the ground floor and the living rooms upstairs.

By the way, for this size, I consider 800k completely unrealistic in Augsburg.
240m2 * 3500€/m2 is already 840k + basement 100k + additional construction costs.
Yes, it will end up at 1 million. One way or another.

I don't know if you live in an apartment building or on the upper floor of a two-family house, but ultimately the rule is: if you can get natural light almost everywhere in an apartment building, where neighbors usually live on the left and right and windows are often not possible, then it should certainly be possible on a floor plan where you have exterior walls on all four sides. You just give up uncomfortable, overly long hallways—i.e., useless square meters—and combine living space while separating the private zone.

No, they were even more creative in 1968. At least separate toilets and a "slanted" hallway to enable access to the toilet (60s door missing in the sketch).

Oh, you just need to google a few home builders. After all, we live in the age of the internet. I find dozens of floor plan ideas within 5 minutes, truly all more valuable than the one in the initial post. I simply cannot understand how anyone doesn't see that themselves.
