How are things currently with you?


We are in the following, similar situation:
Hi everyone, we are in a very similar situation. House with basement (neighbor is building with a basement, we want that too and it would be urgently advisable due to foundation requirements.

The house should have 2 full floors + gable roof and max. ridge height 11m, eaves height 6.5m, roof pitch 20°. 0.4 / 0.7 as area specification. A garage would be great but I suspect that will be tight.

The plot with 240 sqm and 2 parking spaces as specification.

We are also a bit lost; it is important to us that the space on the ground floor and upper floor is bright (meaning large window areas).



Excerpts from the development plan


Design of semi-detached houses and housing groups

Semi-detached houses and housing groups must have the same roof shape, roof pitch, and ridge direction (for pitched roofs). If the buildings are not constructed simultaneously, the building to be constructed later must comply with the above criteria according to the specifications of the building constructed first.


When constructing buildings with apartments, the necessary parking spaces per housing unit must be provided as follows:
▪ At least 1.5 parking spaces per apartment / housing unit over 50 sqm living area,
▪ At least 1.0 parking space per apartment / housing unit up to 50 sqm living area.
The total per development project must always be rounded up to the next whole number (i.e. for single, semi-detached, row, and terraced houses at least 2.0 parking spaces per housing unit must be provided).

Parking spaces, garages, and buildings for housing necessary bicycle parking spaces and/or garbage containers in WA 1 - WA 3 (§ 9 (1) no. 4 Building Code and §§ 12 and 14 Land Use Ordinance)
When creating parking spaces and garages with their driveways, the areas fixed in the plan part without entrance and exit must be observed.

A 5.1 Underground garages (Tga)
Underground garages are also permitted outside the buildable areas of the plot.

A 5.2 Above-ground garages (Ga), covered parking spaces / carports (Cp) and buildings for housing necessary bicycle parking spaces and/or garbage containers
Garages, carports, and buildings for housing necessary bicycle parking spaces and/or garbage containers are also permitted outside the buildable areas of the plot.

A distance of at least 0.5 m must be maintained between the boundaries of public traffic areas and garages and buildings for housing necessary bicycle parking spaces and/or garbage containers; on their driveway or access sides, at least 1.5 m.

With carports (with supports and roofs), a distance of at least 0.5 m must be maintained from the boundaries of public traffic areas.

A 5.3 Open parking spaces (St)
Open parking spaces are also permitted outside the buildable areas of the plot on the entire building plot area, provided no other provisions (e.g. planting requirements or driveway prohibitions) oppose this.

A 6 Other ancillary buildings in WA 1 - WA 3 (§ 9 (1) no. 4 Building Code and § 14 Land Use Ordinance)
Garages, carports, and buildings for housing necessary bicycle parking spaces and/or garbage containers are not considered ancillary buildings within the meaning of the following provision:

For each residential building / main building, only one ancillary building with a maximum of 25 cbm is permitted. The minimum distance of ancillary buildings to the boundaries of public traffic areas is 1.5 m.

I have now drawn following plans with very little feedback from the planner herself, I have already included parts of your ideas, but also the complete renunciation of the attic (at least for now), there is a separate thread about the attic, so I exclude it here for now, otherwise that would be duplicate...

I attach the plans below, now an office has been added, I think that is the spot where you saw the wardrobe, right?


See above, we have left out the attic conversion for now and replanned.
The length of the house is actually due to the development plan not allowing a terrace outside the building frame, of course you can apply for an exemption, some neighbors have already done that, but so far only a small exceeding of about 2m has been permitted here. We have had the cost for adjustments given, currently we are planning the house with 10.5m (possibly also 11m; the neighbor on the recently sold other semi-detached plot is planning with 10.5m), one planner’s suggestion was a bay window (of course correspondingly expensive), which would then provide more space in the ground and first floors. Both are visible in the plans I attach, but honestly I tend to leave out the bay window. I actually find it great, but I’m worried it would simply become too expensive.

Where I am still unsure:

    [*]Floor plan on the ground floor: I “came up with” it and don’t know if it can be implemented that well..
