The question is, why the city designated the construction area. If they wanted to create space for families, then they will hardly be excited if someone just wants to make a profit with micro-apartments there. Then such a process can take quite a while.

Exactly what happened here. First, semi-detached or terraced houses were planned, for families. The big player bought the land and then changed the development plan. Now everything is being built as 2-room condominiums of about 70m2 - 80m2, certainly not for families with children.

I agree with your statement about the “detached house.” I cannot see the legend of the development plan. In my opinion, your thinking is regulated in the individual WA zones: the respective WA zones determine whether it is a single-family house or a multi-family house. However, I see a semi-detached house with one granny flat in the attic as possible. There are common floor plans for that, and I know such houses. With 175 sqm ground coverage, you would get two 75 sqm apartments. Then the attic above. One parking space per residential unit. There are quite a few threads here that then do not add up with parking spaces, waste disposal area, cellar replacement room, etc.
