I only posted the EG floor plans because the DGs of both houses are exactly the same. That is, 4 rooms of identical size, each with a bathroom. The only difference would be in the length of the rooms since House A is almost 1 meter longer.

The provider also agreed with us because we want to stay regional. There are not many in our area. (Raum Schwerin, Mecklenburg Vorpommern) Since we are still in the exploratory phase, we are also open to completely new suggestions. As mentioned, our property restricts us. Not in size, but in the design of the house and, of course, the price, although I don't yet have a good sense of the relative costs. According to the builder, House A is turnkey and, with our configuration, costs just under €1700/m2.

Draw your existing or desired furnishings to scale. With the right furniture, the rooms no longer feel spacious.

Building small now and adding an outbuilding later most likely means that the outbuilding will never be built. If a garage with €20,000 has always been estimated here, then living space will be even more expensive. I think people simply don’t do that anymore afterward. Either because of lack of money or stinginess.

But how about a basement?
House B is 9m² smaller, so with the price per m² that means €15,000 cheaper. You could invest that money plus a little extra into a basement. Perfect for music and gaming.

I haven't even considered the topic of the basement yet because my understanding is that it is supposed to cost €70,000 and more?!

I already did that last night to show my wife, and I am aware that 112m2 is not the size of a city villa, but visually there is still space except for the utility room (furnishings were adapted to the scale of our current, existing furniture)

Instead of 3D, better to set as a dimensioned drawing.
