The first thing I notice about the whole setup is .... where are bicycles, garden stuff, etc. supposed to go? Basement access for your part only through the apartment – right?

You pay attention to everything - not bad :)

The floor plan uploaded from the basement is the original floor plan. I am attaching the current actual condition, where you can see that there are now additional accesses to the basement.

There is no access from outside into the garden (regardless of the setup). Our bicycles and "garden stuff" therefore have to go into the basement/garden (possibly into a corresponding shed).

I had already uploaded the original plans back in December. Are there any questions about them?

Otherwise, here are some more data:
The living area is about 122 sqm.

Otherwise, I am simply attaching our ideas for the room layout and the placement of the furniture drawn into the plans. The measurements I used in SweetHome3D are taken from the original plan, "adjusted" to reality including inaccuracies caused by tiles, plaster, etc.

In the plan, I have also roughly marked the parking spaces as well as the terrace. A compass showing where north is located is also included.
Unlike in the original post, I have now arranged it so that on the "living level ground floor" there is a master bedroom and two children's rooms (one of which is somewhat smaller than the other). This results in one room where the living and dining areas must be combined. I am unsure whether this is "cosy" and "practical." I have marked the possible passage widths here. For the kitchen, I have just drawn in "something," as I do not yet have a clear idea. In the "long corridor running from bottom to top on the left," we might plan to install built-in closets. However, I have not yet drawn these in. Access to the terrace is currently still planned to be in the large foyer (it is already there). However, it can be changed if you think that makes sense. The same applies to the windows in the living room, because the left window will/could collide with the sofa.

Below are three plans with a request for feedback and suggestions – if more details are needed, please let me know. Thanks.

As mentioned, I hope the further information helps. If not, I will provide more details.
The plan is probably "not pretty, but rare" – sorry about that. I am rather untalented with drawing and also lacking ideas when it comes to planning.

That's right. However, it is not only the software (can you even call this sh* program software?) that is "not nice", but I also find the idea of putting the kitchen in the back corner, a children's room without zoning into the noise level, and the chill area at the entrance of the open-plan room not exactly well thought out. I thought of lazy compromises with your ideas in the original post and still have to. I already consider the house itself (a lot of basement, little living space) a lazy compromise just because it is being sold cheaply. In my eyes, it is a built-in bungalow where you have little room to develop. What is your budget plan for this house? Personally, I like challenges, and if you have slightly less floor space available, you can still make something out of it. But if extensive renovation is needed anyway due to EE laws, etc., then I would gut only what is necessary and rearrange. I wouldn’t just stuff things in. Are you aware that quite a bit has to be done? I don’t mean increasing the shower size from 80 to 90 without changing walls or raising the kitchen window to countertop height - I think those are the minor problems and can be taken as is. First idea: open the stairs to the basement to a living space, possibly even straight into the basement bar, separate the lower basement area and renovate the upper basement annex to living space quality, including windows with a view. The basement bar could become a bedroom, laundry room, bathroom. Keeping this option in mind relaxes the ground floor a bit. Zoning private and living space would be possible. A utility room on the ground floor would also still fit. First, I would roughly zone, rather without walls, possibly later including existing walls: entrance -> cloakroom -> kitchen and living area with terrace -> private rooms, in between storage and utility room. I wonder if you are even planning a renovation? And what about fire protection in case of sale/divorce? There are basement rooms that would extend into the other area, right? Through which access will the attic occupants enter the basement?

Is that a wooden ceiling between the basement and the ground floor? Probably not, right? More likely reinforced concrete?!

Both between the basement and the ground floor as well as the ground floor and the upper floor it is reinforced concrete.



A renovation is only planned insofar as we would like to have our "wishes" implemented.
The windows are from 2016 with triple glazing. The pipes for water/heating are from 2004 made of copper. The electrical system has also been continuously modernized.

Based on this, we have not planned a major renovation and therefore have not adjusted the floor plans, but tried to make something usable out of what is available.

But I gather that the floor plan as it is currently is rather "hopeless" and we would be well advised to do something about it because it is simply "not good"?

The "attic residents" come to the basement via a staircase in the "common hallway."


Sorry, I can’t keep up with all these terms here.

What does "children’s room without zoning in the noise level" mean? There is no street in front of the house that is "used" or anything, if that is what is meant by "noise level." It is a narrow access road for 3 other houses. And what is zoning? Sorry for possibly silly questions, but none of this means anything to me.
What is meant by "chill area at the entrance of the all-purpose room"? The currently existing room in the hallway?
