Look, there are only 60 cm of passage width between the island and the kitchen unit, which will be stressful, and compared to the size of the living room, the kitchen is really small. In my opinion, the length of the garage also covers far too much of the precious south side. Why not on the right (north) side? The upper floor won't win any awards either. My recommendation: Let the architect start from scratch, no optimization of what has been previously conceived, as unfortunate as it is given the surely considerable thoughts and the time spent on them. Garage on the windowless south side *patsch* Why not on the north side? How many parking spaces do you have to prove and how many do you actually need? Is the garage also planned as a cellar replacement?

Do you want to run a tavern in the living room? That seems very uncomfortable with two three-seater sofas and the usual clutter.

Take a look at what Danwood builds with a somewhat smaller floor plan ("Danwood Point 192"), that could be easily modified to fit you perfectly.
The protruding upper floor could be glazed below like that and then you would also have a good 50 m2 in the living room with a conservatory.

Yes, that could help to develop a sense of dimensions and/or make it understandable for the discussants what the otherwise simply awkwardly appearing room dimensions and shapes are derived from. Without such "explanation," the floor plans just look like incomprehensible geometric artworks – also resulting in not really being able to grasp where to even begin with constructive criticism. To say nothing of the building envelope dimensions, which are no walk in the park even with practice.

I like it big, but this is definitely too much. Unfortunately, the OP still hasn't answered: what is supposed to go in the giant living room? Why is the garage on the south side? Why are the parking spaces one behind the other? The kitchen is tiny compared to the house.

Do yourself a favor, make a written room program, that is your needs and what must and what can be, and then let the professional take over. Use the time gained to look at tiles and sanitary fittings.

You are planning a large house. So it can be a bit more generous. I think a half-landing staircase roughly in the middle of the house is not a bad idea, also the layout using one side as the "parents' side" and the other as the "children's side". I would tend to use the south side as the "children's side" since there is simply more light in the rooms. Children also really like to occasionally look out of the window onto the street. The bedroom in the north would then be cooler and quieter. I would give the hallway on the upper floor a window and much more space (generosity). Possibly use it as a library/reading room. A 19m2 bedroom and an 11m2 dressing room is wasted space.



Now the ground floor, depending on the federal state sometimes a partially integrated garage can be built as a boundary development (check that!), so double garage with 3m single-storey on the boundary and 3m "below" the upper floor. If then space is lacking on the ground floor (but honestly, a 50m2 living room is already very nice and generous) the ground floor can be partly extended to the north and generously glazed to the west (living room in L-shape). For the bedroom there would then be the possibility of a balcony (if desired). Despite the path, I would tend to place the garage in the east – west sun in the evening is something very nice.



P.S.: The sketches are not to scale, they only show my idea of room positioning. Space for a wardrobe and storage room will then be found or planned in the "details".
