Wow - larger than 200m2 and hallways with a raw construction dimension of 1m. Honestly, the design is nothing. Show us the plot and the building boundaries/building lines. If really nothing more creative than this 9x16m is possible, one can still think about how to get a better concept out of this format.

I don't often write in the floor plan thread, as there are users who know much more. But unfortunately, your design clearly shows that you (also) are not professionals. The living room is simply large without being practical, homely, or "modern" in any way. The storage room and wardrobe are much too small and awkwardly shaped, making them difficult to use. The hallway and staircase are a long dark (?) corridor and in no way an appropriate entrance to a spacious house. The hallway/staircase disaster continues upstairs with unnecessarily and unattractively convoluted children's rooms, a bedroom used as a passageway, a children's bathroom that is a single long corridor and at least on the sketch smaller than the guest bathroom, and a dressing room that is hardly usable.
Anyway, I am convinced that with your space program and your wishes, you have a completely different house with a completely different impact in mind, and I believe it is best to start over again—perhaps with professional support or using floor plans of other houses of similar size.
Did you mention your budget? This, as well as the conditions of the plot and the applicable development plan, must be incorporated into any floor plan design.

Hello everyone,

Thank you for your comments.
Yes, unfortunately, as laypersons, we have been working on the floor plan for a long time. But we are not really satisfied either. Therefore, I continue to ask here for helpful tips.

We gave this floor plan and our wishes to 2 architects yesterday and today, asking them to optimize it.

Attached is the cadastral map.
Dimensions: 15 x 112m
Building line at the front is 4 m from the street.

Budget: House without land and incidental construction costs: approx. 600,000

And, is what is marked to be demolished?
Boundary construction of more than 9 m?
Is there a rear boundary that must not be exceeded when building?

Should 1126 also be built on?
Is the marked path only intended to access 1126?

Yes, the current buildings will be completely demolished.
It is true that the current development is longer than 9 m.
But this is currently no longer permissible.
The preliminary building permit states that the normal distance of 3 m to the property boundary must be maintained. The garage may only be 9 m long. I am currently planning with the owner of the path to have a construction easement recorded in order to realize an 11 m garage.
The building structure of 9x16 m 2 full floors would be permissible. Street front 4 m.

The plot 1126 is only leased as garden land and it is planned to declare the rear part (25-30 m deep) as building land and to design the access from the back.

Best regards

P.s. we will design a new different floor plan again.

Well, the current plan virtually blocks almost the entire south-southwest front of the house and therefore lets no light in. And, 2 garage spaces one behind the other are not exactly a pleasure.
