hm,
First of all:
With a floor area ratio of 0.1, you are allowed to build over 120 sqm and probably with you the second indirect floor area ratio counts, so you are allowed to seal this number again for outbuildings including paving of the driveway.
That means: house including terrace max. 120 sqm.
Outbuildings including driveway and paths 120 sqm.
One-story is very likely not given here, as the roof terrace counts proportionally. I’m not calculating anything now, I’m just going by gut feeling.
Then my question about the width of the plot because of the setback areas: I assume it doesn’t fit.
About the design itself: little living space on many sqm. The spatial proportions are missing here. Large storage 6 sqm... kitchen minimal 11, the space in front useless. Freezer huge, otherwise 40 sqm remain downstairs, rather uncharming.
Upstairs Kaho already mentioned.
Otherwise: stairs at the dirt entry area, no real closet area for a standard closet in the bedroom, child next to bedroom, ballroom as bathroom...
You should first look at model houses in your area to get an understanding of sizes. Then of course how passive houses are built. Whether the effort is even worth it.
Also the roof terrace? Who needs that, when there is a garden?
And a balcony, which can be used by both parents and child... you might as well just put a window between both rooms... saves the explanation. [emoji6]
Have you ever thought about how much you can and want to spend? The bank likes to have two debtors with bigger loans...
