I had specifically inquired about the Baunutzungsverordnung with the building authority before purchasing the property, since the floor area ratio of 0.1 would already have been a bit tight under current regulations regarding the garage, ancillary facilities, and driveway...

I expect additional incidental costs to arise, although the range can vary widely... However, I have already taken some incidental costs like utility connections into account when summarizing the rough costs. All incidental costs related to the land purchase, such as notary fees, land registry, and property transfer tax, have already been paid. When I read about all the incidental costs that often arise, for example for trees... On my property, there were about 60 fir trees, all approximately 30 years old; I have already processed about half of them into firewood, which cost me two weekends of fun with the chainsaw. Others just go to the gym :-)

The users here are good at criticizing. You are not a potential customer who drops out because someone steps on their toes. Everyone here is at a different stage of planning and building. I guess those who have already moved in all have their problem areas in the house, where they say "Damn, if only I had..." Why should someone make the mistakes again?

Whether self-performance makes sense or not and to what extent you have to decide for yourself; with part-time work you will certainly lose money financially.

You will probably carry out the interior finishing work yourself. Have the blower door test done beforehand. For a passive house, you have to get below 0.6. Retrofitting seals will be difficult once the floor coverings and painting work have been done.

- I consider a passive house in EL to be not feasible.
- Ancillary construction costs definitely arise.
- Everything is very “tight” for 250000.
- There is very little honesty about failed designs among acquaintances or friends.

I also catch myself in the current communication being still nice and polite when it comes to the design. However, I also notice that the other party does not properly assess the statements and also believe that I will rather withdraw from the thread than use persuasive power to show that the design is in an absolute initial status. That on the topic “others do not criticize it.”
