Search here for stair basics 1x1. There you can see what dimensions are necessary. The staircase, as already mentioned, is about 1m too short and that will ruin the whole floor plan for you. You have to be able to "afford" a straight staircase.

Personally, I would not do a knee wall of 2.2 unless there is a legal reason for it. You simply cannot place many pieces of furniture there anymore. This also needs to be taken into account when planning the windows. To exaggerate, a taller person would have to bend down just to be able to look straight ahead instead of only down.

Edit: I’ll pose the question again whether it even makes sense to discuss a floor plan before the first meeting. Let that go for now, rather write a list of things you would like or things you definitely do not want. And then see what the general contractor brings to the table...

I understand what you mean, but you don’t actually lose that much. In the attached picture, it is 2.06 from the finished floor level, and with 1.70/1.79 we can comfortably look outside.

Yes, that’s certainly true, but when writing down the things that are important to us, you quickly end up trying out whether something could work like that.

Well... I could have used the picture as an example of what kind of effect that has and why you don’t do that. Just look at the door/frame in comparison. Then you can look out towards the street or the window frame at 1.8m. Aside from that, to reach the same window area (because of light in the room) you have to go wider. Which often leads to the famous "light bands". To me it looks like a window from a later converted attic of an old building. I wouldn’t want that in a new building like that. But if it doesn’t bother you...

No, I thank you for that, it is very likeable! However, the drawings also reveal that your house wish is too close to catalog designs for it to be wise to still pursue an individual design. Well, that may be a matter of taste. Unfortunately, it will be more expensive than a roof that does not already start on the upper floor.

An alternative for us would still be a classic town villa, but they usually look so uninspired in terms of floor plan and are probably even more expensive than a gable roof due to the hip roof construction.

Precisely because nothing from the internet from many different providers really fit us, the attempt at self-planning came up. Living/dining/kitchen in an L-shape is rare so that an office/guest room still fits on the ground floor. We also find it good to keep the couch area out of the sunlight. Catalog floor plans are always hard to plan with your own existing furniture anyway.

That's totally standard! There are 101 variants from different providers, all more or less looking the same. Just look, for example, at Einfamilienhaus Maxime 300.
