Many thanks for your clear words. We have now returned to the city villa and took a look at Maxime710II because we like it and it already corresponds to many of our ideas. We would be very happy if you could take another look and maybe point out where there might be pitfalls, as we have also made small changes here (e.g., window arrangement, layout of the upper floor without a window in the hallway).
- Current dimensions are 10.10 x 10.10 m
- Staircase is 4 m long and 1 m wide
- Dining group is our current one and all chairs are pulled away from the table (measured)
- Symmetrical arrangement of windows in a city villa gives us headaches
- Another headache: where to put a small fireplace (would be a wish for coziness)
- In the office/guest room only one person should work, the other in child2/sports room
- All furniture corresponds to the existing dimensions + small allowance
- Kitchen island has 80 cm space next to it and 1 m between the sink and the kitchen island
- Tall cabinets are present and house the fridge and oven (who still has their oven under the cooktop, please? ;-))
- Shower on the ground floor is for the dog and now more spacious, but yes, these space-saving showers still exist ;-)
- The upper floor layout has been changed from the original floor plan because we definitely want daylight/windows in the hallway (which was not given before)
- Bathroom and kitchen planning are not final but would suit us like this
- Wall next to the stairs is identical on the upper and ground floor (static note)
- The often-mentioned note about the distance from bedroom to bathroom is not pursued because we both always had to change floors anyway, and the main thing is the kids can get to the bathroom quickly
- Dressing/wardrobe room with window for cross-ventilation with the bedroom
- Passage from utility room to garage is a wish
- All specified dimensions are interior dimensions (42.0 outer wall and 17 inner wall)
- The wardrobe under the stairs is really enough for us!
Maybe some information about what is driving our considerations regarding "high knee wall" or city villa
- We really like the construction method ("high knee wall") after visiting show homes, and above all something new
- Our south orientation would simply be ideal to realize solar and/or photovoltaics on a large roof surface (per gable roof)
- No bay windows, frills, balcony, or protrusions because it costs money
- Preferably a gable roof, probably cheaper than a hip roof (can you realistically do 10 x 10 m with a gable roof?)
- DAYLIGHT in the upper floor is important (usually only realizable with a large hallway, otherwise no window and small hallway)
- We have already given up on the dream of a landing staircase for space reasons
- Sightline through the house is important to us
We really don’t want a low-budget build but a reasonable price up to around 500,000 in a time when construction prices are crazy, hence our considerations. Otherwise, I find protruding bay windows and more depth in the house through different dimensions very appealing, but we have now consciously opted out for the time being.
