How does the house get onto the plot? Show me… where is north? Where will the parking spaces go?

Thank you very much for your feedback. We actually already discussed some of your points this morning and have decided to a) make the guest room on the ground floor larger, make the guest bathroom a bit narrower, and then have it align flush with the guest room/study in the hallway b) plan an entrance to the utility room under the stairs and therefore omit the door from the kitchen to the utility room c) reduce the bathroom upstairs a little, and enlarge the master bedroom accordingly

The way to the toilet upstairs is completely fine for us. Regarding the stairs, we still have to visit a few model homes to form a clear opinion. Thank you for the suggestion.

Attached below is a rough sketch of our plot including the house drawing (still a bit smaller here) with garage. The orientation of the sketch corresponds to the cardinal directions (so top = north).

The door from the kitchen to the utility room (or also pantry, right) could also be implemented as a hidden door as part of the kitchen planning, then it looks like a kitchen cabinet door, only it leads to the utility room. Carrying laundry around could be solved with a laundry chute from the bathroom.

I would design the fireplace in the living and dining room a bit as a room divider, making the living room cozier without taking away the open space.

Moving the stairs because of dirty shoes? Mmmmh, there are households where people take off their dirty shoes. If the kids don’t want to take off their shoes, a pointed hint to the kids: there is still the baby hatch, you can keep your shoes on.

If you now tell me how to get into the house then? Fly in? Make them take their shoes off before entering the house (I find that very embarrassing)? So when a bunch of boys rush into the house who were at the soccer field before, you definitely don’t want to walk through there anymore. And you certainly don’t want them to carry the dirt up to the upper floor into the rooms. I’m speaking from experience.

Thank you very much for the feedback. Heinz von Heiden is certainly one of the cheapest providers on the market. However, the equipment is then not upscale, but cheap to normal.

So far, we are satisfied with the cost breakdown and the equipment.

Underfloor heating, electric shutters, air heat pump, and central ventilation (without heat recovery) are included as standard. The electrical installation will certainly be more expensive, as we currently have no charging station and only one socket on the terrace. We have upgraded with 20 double sockets compared to the standard. We will also have to upgrade the bathrooms because we do not like the standard.

So if we have to invest the KfW subsidy of 26,000 EUR in upgrades, then so be it.
