Floor plan design for a 185 sqm city villa

I have the impression that the OP here only wants to discuss/optimize details and that the floor plan is basically set. However, I see it completely differently, like many fellow contributors here. The 185 sqm can be implemented much better. Huge corridor, but everything is cramped at the entrance (stairs/wardrobe). Gallery, but an impossible access to the children's room. Bathroom fit for dancing… Kitchen sqm are a joke… Please rearrange again.

Regarding the stairs, we still need to visit a few model houses beforehand to form a clear opinion here. Thanks for the hint.

That already reads quite well. Remember that there is enough cloakroom space. Are ancillary construction costs calculated for you as well? A wooden staircase can also be closed off at the bottom with drywall. That costs extra too.

Where could you still gain space sensibly?

I would like to go back to the start: does the plot have to be accessed from the south? I would rather take the north and orient the house more towards the south and west. The current south side, with the three measly windows, is very poor in terms of the light yield inside the house itself. Nothing reaches the center of the room anymore...

If you now tell me how to get into the house then? Fly? Have shoes taken off already in front of the house (I find that very embarrassing)? So if a bunch of boys storm through the house who were previously on the soccer field, then you definitely don’t want to walk through there anymore. And you certainly don’t want them to carry the dirt upstairs into the rooms. I speak from experience.

well if the gang from the soccer field is allowed to sweep through your house with dirty studded shoes, well everyone to their own. Well, when I think of my childhood, I also managed to take off dirty shoes and wasn’t traumatized by it ….;-) I actually find the behavior of people from the West imitable here: all shoes (with street dirt) are taken off before entering the clean apartment. And those who don’t want to take off their shoes get surgical shoe covers put on ….

That was indeed our intention... but well, we still have 2-3 months until the architect meeting and are open to new suggestions. Attached you will find my slightly adjusted design which already takes some tips into account. Of course, the kitchen should not only be 6 sqm in the corner but extend along the left side of the living/dining/kitchen area. We have slightly reduced the bathroom to around 14 sqm and enlarged the master bedroom accordingly. I also don't find the entrance to the children's rooms very successful... if we want to keep both rooms approximately the same size including the gallery, I haven't come up with anything better so far. With straight dividing walls between the two rooms, one room would probably be 21 sqm and the other 14 sqm. Positioning the house differently on the plot is out of the question for us. We have to compensate for the slightly less favorable location on the plot with good window planning, which we currently do not yet have. The windows shown are only dummies drawn by the house planner. Many thanks again to everyone here for the feedback.

Move the staircase because of dirty shoes? Mmmmh, there are households where people take off their dirty shoes. If the kids don’t want to take off their shoes, a clear hint to the brats: there is also the baby hatch, you can leave your shoes on.

Do you take off your shoes at the front door?
Do your guests have to do that too?
Where do you put your shoes?

Where should the wardrobe for 5 people be in the new floor plan?
How wide are the doors on the upper floor?

Draw all existing and desired furniture to scale once.
Somehow the house is big but it’s off from front to back.

I might have overlooked it, but do you really need 35 sqm (bedroom + dressing room)? I also have to join the others, the design is not successful for me. I still cannot imagine the kitchen in the corner there, and the wardrobe will also be a problem.
