You build a place of over 200!!!! sqm and have to make compromises because of a load-bearing wall in the PLANUNGS phase. I'm going crazy.

It’s Not a Bug, it’s a Feature: a bathroom one floor up is probably the most efficient way to prevent the son from becoming a nestling at Hotel Mama – and in such a large echo chamber next to the parents' bedroom, the daughter’s lover must also be a master of quiet tones.

And with all due love for friend prices, not with Uncle Günter.

Better a compromise than a spanking *smile*
The whole aria – if not in all details – reminds me of the thread by SupaCriz

Before continuing to discuss floor plans and room layouts, it should be made very clear to the OP once again that the planned budget for this house size including basement, incidental building costs, and garage is at least 100k too low.

Best regards

So I am quite confused. The son has already started a 3-year training, right? Until your house is ready to move in, at least another 1.5 years will probably pass. So you are planning a (pretty dark and probably also rather uncomfortable due to the size) huge room for the son, who might then only live with you for another 1.5 years? That is quite a waste of money. Better use the money elsewhere or at least make a proper granny flat that either the son or daughter with partner could live in or that can be rented out to strangers... And if you want a kitchen island, then plan the kitchen so that you can put in a kitchen island... that's the main advantage of a new build: I can plan the rooms according to my wishes!

Is an existing structure being discussed here or a draft plan? Dear OP: Drafts are meant to be changed when they are in the planning stage. What do you want to have discussed here if you see the draft as set in stone? What, please, do you expect from us here when any suggestion, a) reasoning about the purpose of an incomplete [Einliegerwohnung] or b) about the nonsense of tubular "rooms" is ignored and kitchen furniture is the only thing you find worth changing?

How far do you live from the construction site? Do you have anyone else who knows about construction? Sorry, but reading the thread like this, I do have doubts about self-contracting without site management...
