Building so large for 2 almost adult children, I consider a mistake. Of course, it depends on what the kids plan for the next few years. Do they want to live at home for another 10 years? Or are they going to university in another city? Is there already a girlfriend they might want to move in with? It would probably be cheaper if you finance a small apartment for them.

Even if it seems unimaginable now or it breaks your heart, the kids will probably all be out of the house in 3-4 years. Then you'll have all those rooms that you don't need, and what's much worse, the huge loan that nobody needs either. Given the tight budget, 2 floors would be a gain for everyone.
