Budget is tight. Many have already come a cropper with estimates. Take a look around in the [Finanzierungsforum]. I would divide the kids' room upstairs right away and install a connecting door. Sleeping area and living area. I find the bathroom a bit small. Have you thought about giving the two a shared floor now and allowing yourself more privacy?

I see just under 200m² of living space here, 3 bathrooms, a fireplace and a garage. That definitely won't work with 370k. Shrink the whole thing down to a reasonable size.

Everything you mentioned is correct. However, the children still live with us and we hope they will live with us for a few more days. The idea later is that one of the children might take over the house and my wife and I will downsize house-wise.

Hmm .. despite everything, quite a bit of space will be freed up in the foreseeable future.

It is not clear where you want to place the terrace. More to the right, where the dining area is? Will the terrain be filled in then?

Are the living room windows also floor-to-ceiling, even if the sofa is placed in front of them?

The kitchen is actually too wide for a 2-row layout with a width of 326 cm.

Why is there still a bathroom with a shower on the ground floor? For that, the office is rather small. Is it meant for a home office? Space for a swivel chair is simply too tight.

That is about 190 sqm of living space including the basement living area. 33 sqm for children, who won’t live there forever. Maybe concepts should be considered that become active after about 5 years. And do the children really need those 33 sqm? If they possibly move out for university and only get shared rooms of about 12 sqm or mini-apartments of 20 to 30 sqm including bathroom and kitchenette?
