Over 2 years There are also 2 in our town. However, without construction management One wants to make it by Christmas. With unplanned own work and additional money.

We manage in 10 months with individual trades contracting. Something would have to go completely wrong now for us not to move in by January. So it can go either way. If there is a lot of own work added, it’s pure stress, but it’s also fun

The two of them repeatedly have downtime for weeks, sometimes rather months.
I don’t know if it’s only due to the shortage of craftsmen.
The roofs for the outbuildings were enough for me. I don’t want to build a house like that.
10/17 Roofer 1 says it’s too complicated for me, I’m not doing it after all.
2/18 through connections we got one with a promise to be finished by 12/18
9/19 it was finished
Long-term sick, no replacement

Yes, we will go the route of self-awarding contracts; for me, it is about having maximum flexibility here and being able to make "smaller" changes during the construction phase. I believe that this way we can build with better quality. Definitely, in my opinion, this is the most difficult way to build.... Yes, we also live near the construction site and will be accompanied by the TÜV and a structural engineer. We are aware of the dependencies of the individual trades, that if one trade falls behind schedule, then the other trades will also be delayed in time and therefore the craftsmen cannot keep their appointments. We trust our construction controller who has a large network of craftsmen and can therefore fall back on alternatives. Returning once again to the overall budget, as I have already written, we will obtain the craftsmen’s offers in the next few weeks; if our cost estimates are not sufficient, we will increase our budget.
