Floor plan city villa approx. 140 sqm - tips, suggestions?

Hello everyone,

thank you for your help! Here is a floor plan without a gallery again. Please be patient with me - I am doing this all for the first time.

We currently have a clear ceiling height of 2.75m in our 90sqm rental apartment, and we do not want to miss that. Also, our house will have a living area of about 45sqm, and in my opinion, a ceiling height of 2.75m is better there. I understand that the staircase needs more space, and unfortunately, that cannot be changed. The gallery was actually a wish, but I myself notice that it causes a lot of space loss – unfortunately!

2.75m is nonsense, only needed if you yourself are over 2m tall. Especially in a house with 140m2.

I would go up to max. 2.60. That is also very tall.

With all due leniency: you were asked for a site plan. The property must be very "interestingly" situated for the bathroom to be placed in the southwest while a child only gets a north-facing window. Sleep on your floor plan for a night and then reconsider, for example, the width of the toilet area on the upper floor or the likely feeling of sitting on the couch in the middle of the room with your back to the door. Or, more generally, how pleasant it will be to have a living room with only north-facing windows. Edit: to the admin: I find it unacceptable that links are inserted in my text—presumably advertising?! These links are a reason for me to consider unsubscribing from here!

Classic case of north fixation. At least no gallery and straight stairs. Storage space-free despite the lack of a basement, I find that ambitious...

Here is the site plan. I cannot mirror the floor plan. If I orient the bathroom facing north and the bedroom facing southwest, the bedroom will be directly on the street. The same applies to the living room. Every time people come to the front door, they can look into the living room. I don’t want that. The sofa can be rearranged; it’s not permanently fixed. More windows will be difficult. To the west of the living room wall, the garage is planned. What is wrong with the width of the toilet area?
