Floor Plan Check City Villa 145 sqm

Hello building experts,

I have already browsed a lot in the forum, found valuable information, and as our construction project becomes more concrete, I hope for your input on the current floor plan. If it really gets started, a dedicated thread will follow.

Rough key data..

..about us:
- M, 30, engineer
- F, 30, social pedagogue
no kids, 1 planned

..about the plot:
- Location NRW, 45xxx
- about 400sqm (24x17m) and perfectly straight
- development plan available, II-full floors, floor area ratio 0.8, site occupancy index 0.4, almost no restrictions
- building envelope 12x10m

.. about the desired house:
- city villa 140-150sqm
- monolithic or ETICS
- min KfW55
- air-water heat pump + central controlled residential ventilation
- open gallery above the entrance door (wish, but dispensable)
- no basement (budget and BK >6), therefore large utility room + pantry
- KNX (probably just pre-installation)

Attached are my amateurish floor plans. Feel free to have a look and share your opinion.

Points that occupy me and on which I would especially welcome suggestions or criticism:
- Is the living room about 3.45m deep too narrow for the half-high TV wall?
- Number of windows facing the garden? Different combinations possible?
- The "anteroom" guest toilet should be usable as a cloakroom. Is there too little space?

So, I'm not an expert, so I don't want to unsettle you, but I find a few things "strange" - Why the pantry in front of the utility room? - The pantry upstairs would also be too big for me. We have 2.5 sqm pantry and besides a lot of food, the vacuum cleaner, cleaning supplies.... But I don't even know what it's for. - Why is the toilet on the ground floor recessed so far? You should try drawing it with furniture to see if the toilet and washbasin fit well there. - The dressing room seems very narrow to me, does that work? What I can definitely tell you: We have 3.4 m wall distance between the sofa wall and the TV wall (wall unit). For cozy TV watching for us no problem. Doing yoga in front of the TV won't work. So a bit more might be nicer, but we think it's okay.

Me neither, that's why my post.

We thought of using it as a pantry or extended wardrobe. Wanted a physical separation from the utility room, which mainly contains technology, laundry, tools, etc. You also get additional wall space that can be filled with shelves/cabinets.

Maybe nonsense, what would be the alternative?



Since we currently have a small basement compartment in our rental apartment and I see the junk that is lying around there, I planned generously here.

It was originally pushed forward up to the door but I thought “what for?”. So maybe a coat hook on the wall to hang a jacket?
I’ll draw in furniture!


It’s about 150 cm. A cabinet with some space to the wall is about 70 cm – leaves 80 cm. Fits with sliding doors, right?



In my opinion, the distance between TV and sofa is also not super critical. I’m more concerned about the passage width if you want that partition wall. Unfortunately, we are limited in width by our TV board that we want to take with us.

But with the two doors, you can’t really furnish the room well, can you? Especially as a pantry, it’s quite far from the kitchen and as a wardrobe, too far from the entrance.

The kitchen might be too deep. That’s why the wardrobe is often drawn in where you’ve squeezed in the WC.

What are the dimensions of the individual rooms? Then you (and with proper furniture) can better see where it’s too tight and where it’s too generous.

I will gladly draw in a few more measurements tomorrow. The grid paper serves as a rough guide. Thick lines are 100cm, thin lines correspondingly 20cm.

Hello,
Please refer to the pinned posts here in the subforum. Then you will also know that your staircase is at least about one meter too short.
Budget and a few questions are still open.

Utility room through two doors is no good, it also takes up storage space in the storage room.
Kitchen not sufficient for an island, if desired.
Living room is far too cramped. There are no opportunities to change anything or even move around. It is also a dark hole.
Best to furnish everything with realistic dimensions and furniture.
