That would roughly be my first floor plan idea for the ground floor for this plot, staircase half-turned. The terrace doesn't have to be like that (makes it more expensive), but it would offer a nice southwest orientation and a bit more distance to the boundary than just the 4m (?) to west-southwest.

Okay, found it - 12 x 10m. If you subtract the garage from that, the possible footprint for the house remains 10 x 9 m. That should be enough for the targeted 145m2 with 2 full floors.

Mostly derived from the Town & Country Stadtvilla 145.



The building plot is 10 m wide and 12 m deep. Your suggestion is quite interesting. Would the 3 m driveway width be enough, or would I have problems with possible steps in front of the door? How does it behave if a vehicle is parked there?

Another proposal with the Town & Country villa: Access in the west, entrance in the west. Kitchen in the south, terrace in the south. Definitely no partition wall between the dining area and the living room corner.

Do you mean like this? That would be perfect, but unfortunately it is not allowed. I have to keep a distance of 3m from the northern boundary. :-(

Please check that again. The one meter on the west side is nonsense because, in my opinion, there must be 5 meters of parking space in front of a garage. And why is no boundary development allowed in the north? Or did you misunderstand the boundary development? That could be :rolleyes:...

The green box is approximately the property, to the north and east are neighboring properties, to the west and south streets. The blue box is the buildable property area. The red box St/Ga may only be built with parking spaces or garages. You can also see the meter there. The sentence is in the development plan and is clear to me. The 3m strip along the northern boundary is neither "buildable property area" nor "designated area for parking spaces or garages." But you encouraged me to possibly inquire at the building authority whether this might be approvable. The surrounding buildings are actually quite far away and since this is still a new development area, no exotic fruit trees have yet been planted that I would be shading.
