So, the carport will now probably have a shed roof, whether the terrace roof will be as well we do not know yet.

What do you think of the room layout otherwise?

Especially kitchen and dining area?

Do you think we are too close to the neighbor's property on the east? Since we have the kitchen and dining room there?

How far do you think we can move the whole house to the west?

What do you say about the width of the entrance area?

Honestly, I cannot really judge because the property is shown so isolated.
Otherwise, it looks quite good – nicely clear.
The hip roof is too much for me as well. But tastes vary.
Consider adding a washbasin in the guest WC again.
The bathroom does not offer any space for drying off or applying lotion. You will get in each other’s way there.

You have planned a fireplace in the living room. Will it be a panoramic fireplace as a room divider, so that you can enjoy it while eating, for example at Christmas?

Then it touches the bathroom window. That's why I suggested expanding it to a gable roof in the front area (where it has double the width).

I would simply make green flat roofs on the carport and terrace, but I'm not sure how that fits with the hip roof. I like the room layout, especially on the ground floor. For the kitchen, I would skip that bar stool/counter combo and instead plan a generous peninsula. Why do you need a counter when the table is 1 meter away? The storage area behind the kitchen could be made a bit narrower to increase the distance between kitchen and dining. But that’s all a matter of taste.

Whether the house can be shifted to the west depends possibly on the carport and required setback from the property line. If it is permitted, you can move the house slightly west, but from my point of view, it’s not critical.

The width of the entrance area is sufficiently good.

I like this point here:

You could design the fireplace as a three-sided fireplace and move it so far to the left in the plan that you create a suitable passage and do without the sliding door. The area to the right of the fireplace in the plan could then be designed as a cozy corner.

I would rather design the doors from the entrance area to the kitchen and living room as open passages. But I am not a fan of doors. But that too is a matter of taste. In the plan, the doors are dimensioned everywhere at 2 m, which is too little!

Thanks for your answers, I only just got around to replying.



To the left on the plan by the carport is the residential street.



A neighbor is on the right on the plan by the slanting boundary of the property and a neighbor at the top on the plan. To the left on the plan is the residential street and at the bottom on the plan is an emergency road.



There is a washbasin inside the guest toilet, just not drawn in.
If possible, the bathroom should be a T-bathroom; if there’s not enough space, we will change it. I hope the bathroom planner will help us with that.



Yes, that’s how we imagined it. The sliding door was only drawn by the planner to show that it could be separated.



You’re right. I will soon get the offer from the roofer. Let’s see what he says about it.



Yes, we are just afraid that we might be too close to his property with the dining room and kitchen. So, basically, we could be watched while eating :)

Yes, I think we want wider doors here with glass side panels or something so that the hallway becomes brighter.
We definitely want doors inside. Otherwise, it is too open for us :)

The doors will also be built higher; currently, there’s just a standard door everywhere in the plan.

What do you think about the window sizes, the size of the terrace roof (we are thinking about 4x8 m)?
