The floor plan has good ideas (because we have a similar one :D), but first of all, the orientation is already "wrong". Living/Dining to the north, but utility room and guest bathroom to the south. :oops:

(I'll just write down what comes to mind, even if it has possibly been mentioned several times... order without priority)

    [*]Space in the children's room behind doors for a wardrobe is not sufficient
    [*]Sleeping/Dressing 20 m², but poorly arranged and utilized
    [*]Bathroom (much) too big and thus wasted square meters, arrangement of fixtures is poor
    [*]Children's room sizes can be bigger with 160 m²
    [*]Almost no placement area, no storage space --> the pull-out stairs will certainly be annoying after a while if you don’t only store seasonal items up there
    [*]If the stairs are open and glass door to living, the light for the hallway from the upstairs staircase window is sufficient (we have it that way too, east side)
    [*]Utility room with washing machine/dryer/heating/media connections etc. is basically full --> no storage space
    [*]Place doors in general so that they do not collide or interfere with others (front door / utility room)
    [*]The wardrobe is basically okay, but where do the 27 pairs of shoes go? (20 x woman, 7 x man). Our wardrobe has, besides coat hooks/shelves, 2 extra cabinets for clothes and shoes that are located in the hallway area. Additionally, we have a small shoe cabinet directly at the entrance. 2 more cabinets in the basement anteroom with another 20 pairs (winter/sports...construction shoes...)
    [*]Access to the kitchen through the living room I do not like, it is impractical. We have side access from the hallway directly to the kitchen
    [*]If living/dining were in the south (where it belongs) you wouldn’t need so many windows and would also still have room for, e.g., a sideboard in the dining area...
    [*]Isn’t the kitchen island already too far from the sink? (ok, it’s deceptive, it's 1.4 m and should be fine...)
    [*]...



    [*]Storage space is never enough in one’s own house. (Almost) every rental apartment has a 6 m² basement room, which does not exist here...


The house orientation on the plot should be clarified first.

Just to clarify for me. The 300k for the house is turnkey or which stage of completion?

That will be a hip roof? Town villa... there won’t really be much stored up there except boxes.

You’re forgetting the children’s.

But I see it similarly, though not exactly the same. I think children’s rooms of 14/15 sqm are okay.
Only, from what I remember, there are more spacious 160 sqm houses, which even come with an office.
