As far as I know, that belongs to the painting trade, i.e. floor coverings of non-wet rooms.
But nevertheless: turnkey can mean everything or nothing. At least a simply habitable house according to the Energy Saving Ordinance (EEF) results, with minimal electrics etc. Whoever wants more should take the offer but must expect additional costs

No, KFW 55.

Painting work = paint on the wall
And from Q3 plaster standard
Q4 finishing is done by the builder

Floor coverings = material plus installation, carried out by the construction company

The ground floor benefits from it too. Just changing the upper floor doesn’t really work.

The alignment of the objects and the toilet directly next to the washbasin. (This is much better solved in the other floor plan you are using for comparison.)

No half-landing staircase, a standard half-turn staircase...

No, the 151 sqm is not the "problem," but rather the design of the floor plan.

The other floor plan, which you have already discovered (with an office between the children’s rooms), is overall much better executed. (Okay, I see the children’s rooms there as too small, but the rest, especially the kitchen access from the hallway, is good.)

I think the ground floor and access to the kitchen are a matter of taste. Open definitely feels freer and bigger, but also spreads the smells more, I really like the kitchen area and the niche as it is... Sorry. I agree with you on the bathroom, although I don't find the "corner tub" that attractive yet... Otherwise, the house is just 0.85cm wider, I could also design completely different rooms ;) How do you see an optimization on the ground floor to make the bathroom smaller... I just don't see any approach on how to make the bathroom smaller, except pushing it further by a few cm through the dressing area

The "just moving a wall" doesn't work either.
Regarding the bathroom: I would make sure not to take away the natural light at the washbasin. Even if you turn on the light for makeup in the morning - during the day, it’s not nice to have to use light just for "small hand washing." But I also wouldn’t want floor-to-ceiling windows in the bathroom. It becomes impractical when you have to close the windows for every business, whether toilet, hairstyle, or undressing. You want to live in the house without having to rethink the sightlines from outside every time.

Was housing and food placed in the north because of the road in the south?
