Again: 2000€/sqm is the average price for a turnkey standard solid house in Germany without painting and flooring for an energy saving ordinance house. Additional construction costs, land, outdoor facilities, and garage/carport are extra.

Everything else including architect or whatever has nothing to do with the topic and only confuses.
There are other threads like: how expensive is your house etc.

And in BW and BY, I would nowadays even set it at €2,500.

We also spoke with 2 architects from the Hamburg area last year and were quoted 3,000 EUR/sqm each. And additional construction costs or architect fees were not included yet. That was the decisive factor for us to focus on selecting a good general contractor. We are now at 1,500 EUR/sqm before selection/sample approval, 1,750 EUR/sqm afterwards, and 2,000 EUR/sqm including floors and painting work. Of course, additional construction costs are still extra.

I believe that for the North and East, one can generally say: Building with an architect is way too expensive for us private individuals. - In our area, there are only cookie-cutter houses: Eksjö, Talis, Team massiv, Specht, Fjordborg, Scanhaus Marlow Marlow, Heinz von Heiden, Eco, TundC, among others. Solitaires. K.

I wouldn’t say it like that, those who build with an architect usually have good connections to the individual trades. That usually saved a lot of money in costs. At least in our circle of acquaintances and neighborhood. Still, at least 80% of the houses are built with general contractors, although except for Viebrockhaus none of the big ones are represented in our residential area. We ourselves came out at just under 1800 after itemizing in 2017, including ground floor slab, central controlled residential ventilation, electric shutters, roof terrace. Therefore, I think it’s practically impossible to answer nationwide in general, it really depends on the location. I believe ypg also once posted a statistic which showed that building in our area in Lower Saxony was the cheapest.

I also think it can theoretically be cheaper than with the GCs, but it is difficult and rarely makes sense here. I certainly wouldn't recommend it across the board. The few I know who contract individually here coordinate everything themselves. It doesn't work with an architect according to HOAI. The bare GC prices in Lower Saxony were about €1500 for us in 2017 without many extras. With individual contracting, we ended up at almost exactly €2000 for the house: completely move-in ready, painter, kitchen, floors, with carport/storage (part of the house: masonry/gable roof) and various things beyond the GC standard. Without extras, we probably would have ended up roughly at the GC prices, not much better and with significantly more own effort. We had some cheap trades through the architects, but certain trades would surely have been much more expensive for us without a GC (e.g. plumbing, tiles, carpenter).
