Save to afford yourself some quality and standard of living in a few years.
The house you describe is in terms of equipment in the range of social housing (sorry for this term, not really my thing, but it hits the mark).

P.s. even my fitted kitchen in a rental apartment 25 years ago had cost more

Possibly finish planning children beforehand.

Who wants to live in a home that has nothing to offer? Lowest standard (can that even be called standard?), cheap kitchen for 2000€ that will soon fall apart, ... What do you get from this house? That can't be serious or well thought out!

If you want to lock in the interest rates, sign one of those dreadful building savings contracts ;) But I agree with Yvonne, better to wait another 1-2 years, then go for the dream house and not the shack (exaggerated). Well - about the kitchen: I don't think you have to invest 10k€+++, but 2k€ including electrical appliances is not enough either. For 5k€, you can get a halfway decent Ikea kitchen, for example (the quality is not that bad).

i conclude that there are different views regarding the required quality of the interior. i think this is a personal decision... roller/poco kitchen for 2000, ikea for 5000, ??? for 10000? -- laminate for 10 / 20 / 50 per sqm -- 2 sockets with multiple distributors or 5 sockets without distributor --- outdoor facilities immediately or step by step -- use of existing furniture, lamps etc or new purchase --- simple sanitary or large shower with marble etc etc.

what do you think a bank would say about financing?
should work, right? equity = additional costs (die nebenkosten1 are from a comparison project on the same building plot) & monthly payment including additional costs = 40-45% of the monthly net income

That can't work. A) first of all, the ancillary construction costs are missing, which you were pointed out to B) Scanhaus Marlow Marlow - The standard Scanhaus Marlow Marlow does not have a Kfw 70 C) do you already have a mailbox, outdoor light, mower, etc. in stock or a few thousand extra on top ... D) special repayments and garden step by step contradict each other. E) finding a reputable bank for a house that is not valued should be difficult. Even if you are allowed to call food stamps your own Edit: Just saw: ancillary construction costs are listed, unfortunately too little
