Flat construction costs 2,000 EUR/m2

So as of today, we have received a cost estimate of just over 4k for a high standard from an architect.

I consider that - to put it mildly - massively overpriced. You would have to lay granite everywhere, install the latest technology, mount golden faucets...

I consider 2000€ tight but definitely doable. I calculate with "little" luxury (electric blinds, parquet, barrier-free showers, ventilation system) at 2300€. That would still leave a hefty gap to 4000.

Without location and plan, it is hardly possible to determine whether this is reasonable or too high. "Standard" is just a cost driver.

: Can you break down the 4000€/m² a bit?

At 4k it is clearly above standard. But in the upscale segment there is no limit we are currently at >5k.

Whether it is excessive for here we are currently trying to find out further. Regarding the situation, I can directly say City of Munich. The property has no "difficulties" such as slope or similar.

Planned ground floor / upper floor / terrace level. Fully basemented. Brick construction with concrete ceilings. Underground garage is not included in the costs. I will try to write more in the coming days.
