Brokers only create offers. That paper is not worth anything. At the end of the day, the banks check.

That is quite a harsh judgment. In "large areas," the bedroom is simply a village rather than the self-marketed and theoretically certified big city. "Ghetto" exists in some corners of certain districts, but this is almost certainly not where the plot was purchased by the OP, but rather where the streets with social housing are. By the way, this exists in every city. My question remains what differentiates your project from a normal new build in a rural area. Construction prices are currently not really cheaper anywhere. And 90 euros per m2 are also being asked in truly remote areas.

You have ghettos in every big city with square meter prices well over 8k ;)

I would go to the local Sparkasse or Volksbank... The ING time could have been skipped right away, the matter was clear. They almost all use the same system plus a surcharge.

Often the local Sparkassen know the market better, especially since they have a real estate department with sales. They also can't offer just anything that isn't financeable...

Today the rejection from ING also arrived. They would only finance a maximum of 320,000. Let's wait and see what the Volksbanken say. If necessary, we will have to reduce the total amount and thus also some equipment. It will work out...

I don't understand that. So ING estimates the house at €320,000? And you only need €220,000? Where is their problem? That is a loan-to-value of 70%. The remaining €240,000 come subordinately from KfW. Actually, they should say, great.
