I think so too. I know the region, there (and actually still?) land was extremely cheap a few years ago. Even in the existing stock, you can still find very cheap houses there today, despite the industry.

At least for existing property purchases, the banks base their valuation on a statistical value formed from the last sales. That means, in regions where prices were significantly cheaper not long ago, you get a problem.

Is it possibly similar with plots, maybe the standard land value lags significantly behind?

In our case (existing purchase as described above), the Sparkasse only participated with absurd repayment conditions, otherwise nobody through Interhyp. The local Volksbank then did it, however with rather poor conditions.

Then I could imagine that the equity in the form of the property is too low.

Oh, ING is the house bank? Hmm, I'm not an expert, but I think they operate very standardized. As a bank, you could also mention DSL. They tend to finance things others don’t. It costs, though. And the broker should actually know that.

Just a curious question. What actually happens with the money you don’t save and don’t spend? There should be room for a higher rate, right? 39 years term and relatively short interest rate fixation I also find interesting. But since the experts here haven’t written anything about it, this can only be my subjective impression.

I don't understand that either. Our installment is significantly higher with less income.
Loan amount is quite similar.

If no bank were to say yes, I would save 35k for another year and reduce the huge buffer, then it should look better.

let the others handle it. It all definitely reads well.

Here with us, people complained because of the insult, 5 years later refinancing the property was suddenly super cool
