I really find that strange.

We don't feel awful yet. So far rather puzzled. Meanwhile, we are also operating "three-rail". Very annoying is only that the conditions are getting worse and worse. From 1.17/0.98 to 1.14/1.11 to 1.39/1.13 (Bank/KfW; each effective).

I have had a similar experience with financing intermediaries, but not with new builds, rather with houses in need of renovation. With such properties, banks usually determine a very low loan-to-value ratio when they examine the property more closely. I suspect that the business model of financing intermediaries also consists in finding among the many banks those that reduce the loan-to-value ratio the least due to the need for renovation. What leads to such a large devaluation in your case with the new build, I do not understand.

Strange. Is the broker (Interhyp) a local broker, or are you doing it remotely? Maybe it helps to choose someone who has already arranged current financing locally. I would personally approach the branch of Sparkasse and Volksbank. Without a broker. Everything runs much more directly and the local banks are more willing to compromise in personal conversations than through brokers. In my case even cheaper.

The bedroom is simply... ghetto in large areas. Therefore, I am not surprised by the mortgage lending value.

But in BS there is this well-known broker from the forum who has a shady reputation. However, he often seems to successfully place difficult cases. Maybe you should try him?
