Financing single-family house in southern Lower Saxony - SPK on strike!

I really find that strange.

Not funny at all, and I can understand how awful you must be feeling. I'm keeping my fingers crossed for all of you!

One thing I still don't understand. The preliminary inquiries through/by an intermediary are always positive, since the basic conditions (income, equity, costs, etc.) are known and fixed. By that I mean, you are told that this or that bank would finance the construction under the conditions. If you then decide on a bank, sign the contract and send it to the bank, it then says – depending on the scoring system or a feeling of rolling dice – that financing is not possible after all because the loan-to-value ratio is too low. But such a thing should be noticed by the intermediary already, or all red flags should go off and the offers (because of the location) should not even be shown.

Strange. Is the broker (Interhyp) a local broker, or are you doing it remotely? Maybe it helps to choose someone who has already done current financing locally. I would personally visit the branch of the Sparkasse and Volksbank. Without a broker. Everything runs much more directly, and the local banks are more willing to compromise in personal conversations than through brokers. In my case, even cheaper.
