Perhaps it would also be an idea to first place the office on the first floor to gain space on the ground floor. There isn't even a child yet. So maybe child 1 in a year – and a second in three years. And they seldom come on demand. ;) Small children can share a room for quite a while. You can easily use a room as an office/guest room for about 5 years. An office can then be accommodated in the attic if more space is needed. We currently have an entrance situation similar to the one shown in the floor plan – and that is already a total bottleneck in the morning or when coming home with one child. The house is being planned accordingly for better practicality.

And I once furnished the WC from the floor plan – and that is – without installation walls etc. – very tight, even with an 80 cm shower and a small washbasin. If I still had the freedom, I wouldn’t plan it so tight. Especially with regard to the scenario "small, mud-covered children who need to get to the bathroom quickly".

So what is it then? And are these gross prices? (Craftsmen have the bad habit of quoting net prices by default, even though they know that is of no use to private individuals.)

I wouldn’t take a bathtub there either, but a floor-level tiled shower with a glass wall and a glass door, that makes the room visually larger.

:DIf I make the toilet and sink out of glass, it looks even bigger - Still, it remains unnecessarily tight when you use it, instead of just looking.

I can build a guest toilet on 1 m2. That works.

Yes, of course you can build that - the question is only whether it is a sensible design under the given parameters at that location. If there is no other way, sure. But if I am building almost 140 sqm new and still have an attic option, why?
The upper floor currently has a convoluted hallway with many doors and no daylight - except from the stairwell? A storage room of about 120 x 200 cm with a door and window is a waste of space and hardly allows for sensible furnishing or traffic flow. This could be better planned with wall cupboards. But the discussion is futile, since the OP no longer participates. :)
