The present offer was created based on a phone call and shows a house already built by the company. So, not all of our ideas have been implemented yet. We have arranged a personal meeting with the company on April 1st where we will discuss our points as well as those you contributed.
I also had the idea of the niche, I think it is a good solution to store shoes/jackets there.
The square floor plan can be changed without additional costs as long as the floor area of 88sqm is maintained. However, I have not yet been able to put a convincing floor plan on paper. The current one we already like quite well in general.
The 4m width of the living room is not really optimal. 4.5 or 5m would be better, so we are open to suggestions.
The sofa should be placed in the corner along the exterior wall and in front of the door to the outside. The door will then become a window. The terrace door should possibly be placed in the middle of the wall so that it lies between the dining table and the sofa.
A kitchen island is not planned, so the kitchen should be sufficiently sized.
The staircase will definitely get a window. I think a walk-in closet isn't necessarily needed.
I also find the bathroom location on the upper floor unfavorable. The bathroom makes more sense on the other side or the diagonal side.
I was not aware of the sound insulation of aerated concrete so far. We could switch to brick element walls made of Poroton bricks for an additional price of €3,000...
I will ask how the roller shutters are controlled.
The raw construction height of the basement has already been increased from 2.25m :D I would have to measure our basement once to get a feel for the height to say whether it is too low for us.
Swapping the staircase and the study is a good idea. I have to draw it and see if it doesn't result in too much hallway on the upper floor.
The space under the staircase is the basement stairs, not to be used as a wardrobe.
We really like the bathroom on the upper floor with the T-wall. If you swap toilet and shower, the path is not longer than usual.
Regarding the bathroom on the ground floor, the bathroom of is pretty much what we had in mind.
If we have the office in the attic, there would have to be a permanent staircase to the attic. That would cost space on the upper floor as well as additional costs. Also, we want to keep the emergency solution open to be able to live on one level. I know it's not really ideal with such a small bathroom, but you never know.
