The following prices (rounded) are quoted for the turnkey execution.

Base price: €241,000 (incl. wood aluminum windows & front door from Höhbauer) It is hard to assess without knowing exactly what is included and to what standard
Heating: €29,000 (IDM - iPump A3-11) Will this be calculated in more detail? What do you want to do with the big unit for 130 sqm? With timber frame, the energy standard shouldn’t be that bad. Is underfloor heating already included or is this just the surcharge for whichever heating?
Ventilation: €14,500 (Zehnder Comfoair Q350) Probably at the upper limit of the normal range
Sanitary including bathroom fittings: €20,000 (Richter + Frenzel MyStyle series) Again, what is included in the base price?
Electric: €16,000 (electric venetian blinds on the ground floor and roller shutters on the upper floor) Upper floor aluminum or plastic? Electrically operated. What is included in electric?
Electric screed: €3,800
Plastering/grouting: €11,000
Painting work: €4,800
Tiles including €40/sqm material: €12,500 How many sqm total?
Parquet including €50/sqm material: €10,800 How many sqm total?
Interior doors: €4,800
Staircase: €8,000

So far, I calculated a price per sqm of €2,700. That is not exactly cheap but difficult to assess without more detailed information. Some things are of course rather upscale making it more expensive (wood-aluminum windows, controlled ventilation, venetian blinds, etc.).

Usable basement: approx. €70,000
Basement development: €32,500
Photovoltaics: approx. €12,000 for 10 kW

Total: approx. €490,000

Oops... but that has nothing to do with your original plan anymore, right? I think you should explain some things like the living room on the upper floor, etc., otherwise no one will understand. I find the so-called open space with a largely closed kitchen rather cramped; the living room is a walkthrough room. I found your original floor plan fundamentally modern and exciting, now this one rather conventional and cramped, if I may say so.

I know... but we have deviated from the original plan for the following reasons... - we were advised against a long straight staircase due to space requirements or it creates a hallway that is too large on the upper floor - the living room (TV room) is moving to the upper floor because only a "small" reading corner in front of the fireplace is planned in the southwest corner on the ground floor - the sliding door to the kitchen will not be closed very often... possibly only during a big cooking party with guests
